A 14-month new-construction project on a private 4,800 sq ft home outside Hillsborough. Type L copper supply, three radiant heating zones, eleven fixtures including Kohler Artifacts and TOTO Neorest, Rinnai RU199iN tankless water heating.
A full new-build, start to finish.
The homeowners wanted the plumbing planned around the finished house, not the other way around. Three primary baths, two powder rooms, kitchen, mudroom, and a fully plumbed ADU above the garage. We walked the framing twice and the rough-in once with the builder before any pipe went in the walls.
Phase 1: design, before framing.
We took the CD set and produced redlines covering chase widths, hot-water return routing, sub-floor manifold location, vent layout, gas-line entry, and a recommendation to move the master tub two feet north of the original drawing to align with a structural beam (which we knew would limit the drain run).
Phase 2 was rough-in. Type L copper hot and cold from a brass distribution manifold in the basement utility room. PEX-A on home runs to lavatories and washing machine. ABS waste sized for the dishwasher loop. Hydronic radiant in the kitchen, primary bath, and mudroom — three Caleffi manifolds, three thermostats, one Taco SR504 control.
Phase 3 was finish. Eleven Waterworks fittings, three Rohl, the Vola HV1 in the powder. Wall-hung Toto Aquia on Geberit carriers, Duravit ME by Starck lavatories, and a Bradford White RG250H6N with a Grundfos UP15-10 recirc on aquastat.

The family moved in last fall. In the six months since, we've been back once for a minor faucet aerator clean and once for a homeowner-requested handheld shower add-on. No leaks, no inspection issues, full manufacturer warranty registered on every fixture. We'll be back in the spring for the 1-year warranty walk-through.
